Summer is here in Steamboat Springs!!!  Farmers Market, Rodeo at Romick Arena, bicyclists on the roads and trails, softball and soccer tournaments, golf tournaments, hot days and warm evenings, and gin and tonics or ice cold beers for the adults.  What fun to live in Steamboat!

As vacations begin, Steamboat Springs real estate transactions slow for a few weeks.  The Steamboat Pilot reports 24 closed Steamboat Springs area real estate transactions this past week for a dollar volume of $9,854,481.  Single family homes and condo/townhome closed real estate sales were equal with 10 for each.  There were 4 land/lot sales, no commercial/industrial and 1 fractional sale.

The Steamboat Springs Board of Realtors reports 186 Steamboat Springs area real estate pending sales with a list price dollar volume of $89,320,622 and average pending list price dollar volume falling to $480,218 and a median of $349,500.                                                             9% of pending Steamboat real estate sales are pending with a list price over $1 million, 4% between $999,999 and $800,000, 10% between $799k and $600,000, 19% between $599,999 and $400k, 15% are pending with a list price in the $300s and 44% are pending below $300,000.  Of the 186 pending Steamboat Springs real estate transactions, 33% are single family, 42% are condo/townhome, 15% are lot/land, 9% are commercial/industrial, and 1% are fractional Steamboat pending real estate sales.

$15,450,000 is the dollar volume of closed Steamboat Springs area real estate sales this past week, according the the Steamboat Pilot.  Of those, 16 were single family closed sales, 9 condo/townhome, 8 lot/land, 1 commercial and 1 fractional Steamboat Springs real estate transactions.

As summer vacation, post graduation season begins, the Steamboat Springs Board of Realtors MLS shows 201 pending Steamboat Springs area real estate transactions.  Steamboat Springs pending sales show list price dollar volume of $119,446,822 and the average pending sale list price at $588,407 with the median at $375,000.  12% are pending with a list price over $1 million, 4% are pending with a list price between $999,999 and $800k, 10% between $799,999 and $600,000, 18% between $599k and $400,000, 13% pending with a list price in the $300s, and 42% under $300,000.

Condo/townhomes continue with the highest percentage of pending sales activity at 41%, followed by single family at 34%, then lot/land at 15%, commercial/industrial pending sales in Steamboat Springs at 9%, and fractional sales at 1%.

Inventory is creeping up with 1494 listings in all categories, 787 of those being residential listings.

Steamboat Springs real estate remains hot, especially the price points below $800,000, with 83% of the pending market share as of today.  Steamboat real estate sales from May 5-19, reported by the Steamboat Pilot newspaper, totaled $16, 481,851.67 in dollar volume for 48 closed sales.  Of those, 15 were single family, 22 were condo/townhome, 6 lot/land closed Steamboat area real estate sales, 4 commercial/industrial, and 3 fractional sales (not included in unit volume).

The Steamboat Springs Board of Realtors MLS show 202 Steamboat area pending sales today with total pending list price dollar volume of $108,962,201.  The average pending sale list price is $539,416 and the median is $355,000.                                                                    13% of Steamboat Springs real estate is pending with a list price over $1 million, 4% are pending with a list price between $999,999 and $800,000, 10% are between $799,999 and $600k, 17% between $599,999 and $400k, 13% are pending with a list price in the $300,000s and 43% are pending below $300,000.                                                                             Condo/townhomes comprise the most pending sales at 43%, single family is 32%, lot/land, 16%, commercial/industrial 7% of the total Steamboat Springs pending real estate sales, and fractional sales are 1%.

On to the Steamboat Springs real estate sales news of the past week as reported by the Steamboat Pilot today.  There were 28 Steamboat area real estate sales this past week for a dollar volume of $12,190,233.08.  3 of those Steamboat Springs real estate sales were single family, 10 were condo/townhome, 12 were lot/land sales, and 3 were commercial/industrial Steamboat Springs real estate transactions.

For the week of April 7-14, there were 35 closed Steamboat real estate transactions for a dollar volume of $15,738,961 and the week of April 1-6 saw 15 sales with a dollar volume of $4,987,500.

The Steamboat Springs Board of Realtors reports today 197 Steamboat Springs area pending real estate transactions for a list price dollar volume of $110,906,110.  The average list price of all Steamboat area pending real estate sales is $562,975 and the median is $359,000.

12% of pending sales are pending with a list price of $1 million or over, 5% are pending with a list price between $999,000 and $800k, 12% are between $799,999 and $600,000, 15% are between $599k and $400k, 14% are pending Steamboat Springs real estate transactions with a list price in the $300,000s, and 42% are listed below $300,000.

34% are pending single family real estate sales, 38% are condo/townhome, 16% are pending  lot/land Steamboat Springs area real estate sales, 10% are commercial/industrial, and 3% are fractional real estate transactions.

Today, the Steamboat Pilot reports $10,279,500 for 25 closed Steamboat real estate transactions last week.  For the week of March 17 -23, that number was $2,937,700 for 11 closed Steamboat Springs real estate sales.  For the 2 weeks combined, there were 13 single family sales, 14 condo/townhomes closed, 8 lot/land sales, and one commercial/industrial Steamboat Springs real estate transaction.

The Steamboat Springs Board of Realtors shows 169 Steamboat Springs area pending real estate transactions with total list price dollar volume of $94,817,310.  The average pending sale list price is $561,049 and the median is $397,000.                                                                    10% of pending Steamboat real estate sales are pending with a list price over $1 million, 4% are between $999,999 and $800k, 15% are between $799k and $600,000, 21% are pending with a list price between $599,999 and $400,000, 14% are in the $300,000s and 37% are Steamboat real estate pending sales with a list price under $300,000.                                      33% of Steamboat pending real estate transactions are single family, 40% are condo/townhome, 12% are lot/land, 11% are commercial/industrial and 3% are fractional.

Steamboat Springs Real Estate Transactions Mar 10-16, 2016

  The latest March snowstorm was grossly underexaggerated last week..2+ feet!

Excellent snow conditions greeted spring break ski enthusiasts this past week on the slopes of the Steamboat Ski Resort. As we approach the final 3 weeks of the ski season in Steamboat Springs, we are fortunate that Mother Nature has provided us with great coverage to for the last weeks of the season.

The Steamboat Pilot newspaper reported 12 closed Steamboat Springs real estate sales last week with a dollar volume of $6,272,895.  One was single family, 6 were condo/townhome, 5 were lot/ land and there were no commercial/industrial or fractional closed Steamboat real estate sales this past week.

The Steamboat Springs Board of Realtors reports 154 pending Steamboat area real estate sales today with list price of pending sales dollar volume of $85,309,010.  The average pending list price is $553,954 and the median is $400,000.  Pending Steamboat Springs real estate transactions with a list price over $1 million comprise 10% of the 154 pending real estate sales, 4% are pending with a list price between $999,999 and $800k, 14% are between $799,999 and $600,000, 23% are pending between $599,999 and $400,000, 12% are pending with a list price in the $300,000s, and 37% are below $300,000.                         34% of pending Steamboat real estate sales are single family, 40% are condo/townhome, 14% are lot/land, 10% are commercial/industrial, and 2% of pending Steamboat Springs area real estate transactions are fractional sales.

An exciting snow forecast for Steamboat is in effect for this week!  And, market enthusiasm for Steamboat Springs real estate has exploded in past couple of weeks.  From 126 pending sales on February 28th to 146 today with 33 closed transaction during the same timeframe, Steamboat real estate activity has been rocking it.

The Steamboat Pilot reported 11 closed Steamboat area real estate sales this past week for a  dollar volume of $5,042,900.  Of those closed sales, 1 was single family, 7 were condo/townhome sales,  1 lot/land, and 2 were commercial/industrial Steamboat Springs real estate transactions.

Coinciding with the fast paced recent Steamboat real estate activity, the Steamboat Springs Board of Realtors reports 146 Steamboat area pending real estate sales today.       9% are pending with a list price over $1 million, 3% are pending between $999,999 and $800k, 16% are between $799,999 and $600,000, 23% between $599k -$400,000, 10% are pending with a list price in the $300s, and 39% are Steamboat Springs real estate pending sales with a list price below $300,000.  Of the current pending Steamboat Springs area real estate sales, 36% are single family, 38% are condo/townhome, 14% are lot/land, 10% are commercial/industrial pending sales and 1% are fractional sales.

Today, the Steamboat Springs Board of Realtors multiple listing service report 130 pending real estate transactions in the Steamboat Springs area.  The list price dollar volume of total pending Steamboat Springs real estate sales is $72,254,370 with the average pending sale list price at $555,802 and the median at $425,000.  14% of pending real estate sales are with a list price over $1 million, 3% are pending between $999,999 and $800k, 13% are pending between $799,999 and $600,000, 25% are between $599,999 and $400,000, 8% are pending Steamboat real estate sales with a list price in the $300,000s, and 39% are below $300,000.                                                                                                                                                 35% are pending single family residences, 39% are condo/townhome, 14% are lot/land, 11% are commercial/industrial pending Steamboat Springs real estate sales, and 2% are fractional.                                                                                                                                                          Overall, inventory remains low with 1419 active Steamboat Springs real estate listings, 727 which are residential, 589 are lot/land, and 103 are commercial/industrial.

Sunday’s Steamboat real estate sales report offered by the Steamboat Pilot disclosed $20,428,400 in closed Steamboat Springs real estate sales last week.  Of the 19 Steamboat area real estate sales reported, 10 were single family, 5 were condo/townhome, 2 were lot/land, 1 was commercial/industrial, and 1 was a fractional Steamboat Springs real estate sale.

The Steamboat Springs Board of Realtors reported 97 area pending sales on Sunday with a pending sale list price dollar volume of $60,855,119.  The average Steamboat Springs pending real estate list price is up to $620,970 and the median is $361,950.                             9% of all pending Steamboat real estate sales have a list price over $1 million, 4% are pending between $999,999 and $800,000, 11% are pending with a list price between $799k and $600,000, 21% are pending between $599,999 and $400,000, 7% are pending Steamboat real estate sales with a list price in the $300,000s, and 47% are pending with a list price under $300,000.
Of the 97 pending Steamboat real estate sales, 28% are single family, 41% are condo/townhomes, 10% are lot/land, 19% are commercial/industrial Steamboat Springs pending real estate transactions, and 2% are fractional sales.
