Steamboat Springs real estate sales continue to catapult into higher sales and dollar volume with $24,612,250 in closed real estate transactions for the Steamboat Springs area these past two weeks with 49 transactions reported by the Steamboat Pilot.  Steamboat Springs real estate sales showed 13 single family closed transactions, 21 condo/townhome, 11 lot/land, 3 commercial/industrial Steamboat area real estate sales, and 1 fractional sale.

The Steamboat Springs Board of Realtors MLS reports today 214 area pending Steamboat Springs real estate sales, with list price dollar volume at $115,925,222.  The average pending list price is $541,706 and the median continues to creep upward to $354,500.  12% are pending with a list price over $1 million, 4% are between $999,999 and $800k, 11% are listed between $799k and $600,000, 17% are pending between $599,999 and $400k, 14% are listed in the $300,000s, and 43% are pending Steamboat Springs real estate transactions listed below $300,000.                                                                                                           Of those Steamboat Springs real estate pending transactions, 33% are single family, 43% are condo/townhome, 15% are lot/land, 8% are commercial/industrial, and 1% are fractional pending sales.

Steamboat Springs real estate sales were brisk this past week with 33 reported closed sales by the Steamboat Pilot for a dollar volume of $17,497,195. Of the Steamboat closed real estate sales, 13 were single family, 16 were condo/townhome sales, 4 were lot/land and there were no commercial/industrial sales reported. An additional 2 fractional sales were reported, as well.

The Steamboat Springs Board of Realtors MLS show on Sunday, May 8, 186 Steamboat Springs pending real estate sales with a list price dollar volume of $103,107,921.  The average list price of pending sales is $554,343 and the median is $366,950.                                                                         13% of pending sales have a list price of $1 million or over, 3% are pending with a list price between $999,999 and $800k, 12% are between $799,999 and $600k, 16% are between $599k and $400k, 12% are pending with a list price in the $300,000s, and 43% of Steamboat Springs real estate pending sales are listed below $300,000.                                   34% of the pending Steamboat Springs real estate transactions are single family, 39% are condo/townhome, 15% are lot/land, 10% are commercial/industrial, and 2% are fractional pending sales.

Steamboat Springs Real Estate Transactions Apr 14-21, 2016

Sure was fun hanging out at my hostess’s beautiful backyard in Tucson while we participated in the Saguaro Showdown Member-Guest Golf Tournament last weekend.  And, after several second place or runner up finishes, Pam Vanatta and I won this year!  Thank you, Pam, for a great time as your guest at this terrific venue.

On to the Steamboat Springs real estate sales news of the past week as reported by the Steamboat Pilot today.  There were 28 Steamboat area real estate sales this past week for a dollar volume of $12,190,233.08.  3 of those Steamboat Springs real estate sales were single family, 10 were condo/townhome, 12 were lot/land sales, and 3 were commercial/industrial Steamboat Springs real estate transactions.

For the week of April 7-14, there were 35 closed Steamboat real estate transactions for a dollar volume of $15,738,961 and the week of April 1-6 saw 15 sales with a dollar volume of $4,987,500.

The Steamboat Springs Board of Realtors reports today 197 Steamboat Springs area pending real estate transactions for a list price dollar volume of $110,906,110.  The average list price of all Steamboat area pending real estate sales is $562,975 and the median is $359,000.

12% of pending sales are pending with a list price of $1 million or over, 5% are pending with a list price between $999,000 and $800k, 12% are between $799,999 and $600,000, 15% are between $599k and $400k, 14% are pending Steamboat Springs real estate transactions with a list price in the $300,000s, and 42% are listed below $300,000.

34% are pending single family real estate sales, 38% are condo/townhome, 16% are pending  lot/land Steamboat Springs area real estate sales, 10% are commercial/industrial, and 3% are fractional real estate transactions.

  The latest March snowstorm was grossly underexaggerated last week..2+ feet!

Excellent snow conditions greeted spring break ski enthusiasts this past week on the slopes of the Steamboat Ski Resort. As we approach the final 3 weeks of the ski season in Steamboat Springs, we are fortunate that Mother Nature has provided us with great coverage to for the last weeks of the season.

The Steamboat Pilot newspaper reported 12 closed Steamboat Springs real estate sales last week with a dollar volume of $6,272,895.  One was single family, 6 were condo/townhome, 5 were lot/ land and there were no commercial/industrial or fractional closed Steamboat real estate sales this past week.

The Steamboat Springs Board of Realtors reports 154 pending Steamboat area real estate sales today with list price of pending sales dollar volume of $85,309,010.  The average pending list price is $553,954 and the median is $400,000.  Pending Steamboat Springs real estate transactions with a list price over $1 million comprise 10% of the 154 pending real estate sales, 4% are pending with a list price between $999,999 and $800k, 14% are between $799,999 and $600,000, 23% are pending between $599,999 and $400,000, 12% are pending with a list price in the $300,000s, and 37% are below $300,000.                         34% of pending Steamboat real estate sales are single family, 40% are condo/townhome, 14% are lot/land, 10% are commercial/industrial, and 2% of pending Steamboat Springs area real estate transactions are fractional sales.

An exciting snow forecast for Steamboat is in effect for this week!  And, market enthusiasm for Steamboat Springs real estate has exploded in past couple of weeks.  From 126 pending sales on February 28th to 146 today with 33 closed transaction during the same timeframe, Steamboat real estate activity has been rocking it.

The Steamboat Pilot reported 11 closed Steamboat area real estate sales this past week for a  dollar volume of $5,042,900.  Of those closed sales, 1 was single family, 7 were condo/townhome sales,  1 lot/land, and 2 were commercial/industrial Steamboat Springs real estate transactions.

Coinciding with the fast paced recent Steamboat real estate activity, the Steamboat Springs Board of Realtors reports 146 Steamboat area pending real estate sales today.       9% are pending with a list price over $1 million, 3% are pending between $999,999 and $800k, 16% are between $799,999 and $600,000, 23% between $599k -$400,000, 10% are pending with a list price in the $300s, and 39% are Steamboat Springs real estate pending sales with a list price below $300,000.  Of the current pending Steamboat Springs area real estate sales, 36% are single family, 38% are condo/townhome, 14% are lot/land, 10% are commercial/industrial pending sales and 1% are fractional sales.

Steamboat Springs Real Estate Sales Oct 8-15, 2015

I admit to playing hooky in Georgia for a few days over the weekend….it’s not often one can celebrate their Dad’s 94th birthday.  No, this is not my Dad’s home, but one I enjoyed strolling past last weekend!

Let’s talk Steamboat Springs real estate……it keeps showing off…..This past week, Steamboat real estate sales topped $32 million as reported by the Steamboat Pilot on Sunday.  Inclusive in that was the sale of the 1493 acre historic Gay ranch in Pleasant Valley (County Road 18 near Lake Catamount). There were 21 Steamboat Springs area real estate sales, 7, single family, 8, condo/townhome, 4 lot/land, and 2 commercial closed sales.

Sunday also showed 174 pending Steamboat Springs area real estate sales with a pending dollar volume of $104,026,657, an average of $597,854, and the median pending sale price $397,000.                                                                                            12% are pending with a list price over $1 million, 7% pending between $999,999 and $800,000, 11% between $799,999 and $600,000, 18% between $599,999 and $400k, 12% pending in the $300’s, and 39% pending with a list price below $300,000.                                                                                                                          Single family pending sales represent 40% of pending sales while condo/townhomes are 36% of the pending Steamboat Springs area real estate market.  Lot/land has 12% of pending sales, commercial/industrial, 10%, and 2% of  Steamboat Springs real estate pending sales are fractionals.

Summer business has been extraordinary, and with the addition of necessary play time, the Real Estate Steamboat Blog took a hit. After a brief sabbatical, I’m back!  Our leaf peeping tour through North Routt County including Clark, Hahn’s Peak, Columbine, Colorado and parts beyond was well worth the road trip!Here’s what I missed sharing with you:  The first 12 days of August were blank….I believe the Steamboat Pilot real estate reporter was on vacation!  Starting August 12, 2015, Steamboat Springs real estate sales reported from August 12-25,2015.  There were 54 closed transactions with a dollar volume of $23,981,121. There were 19 single family sales, 20 condo/townhome transactions, 11 lot/land sales, and 4 commercial closed sales.

August 26-September 3, 2015 reports were of 41 closed Steamboat Springs real estate sales with a $23,056,800 dollar volume.  17 sales were single family, 18 were condo/townhome, 3 were lot/land, and 3 were commercial/industrial closed real estate sales in the Steamboat Springs area.

September 3-9, 2015 showed a dollar volume of $11,771,700 in closed Steamboat Springs real estate sales on 13 transactions.  7 were single family sales, 3 were condo/townhomes, 3 were lot/land, and there were no commercial/industrial closed sales.

September 9-15 shows 21 Steamboat Springs real estate sales reported by the Steamboat Pilot for a dollar volume of $11,600,172.  Those sales were 6 single family homes, 10 condo/townhomes, 2 lot/land, and 3 commercial/industrial sales.
