Summer is here in Steamboat Springs!!!  Farmers Market, Rodeo at Romick Arena, bicyclists on the roads and trails, softball and soccer tournaments, golf tournaments, hot days and warm evenings, and gin and tonics or ice cold beers for the adults.  What fun to live in Steamboat!

As vacations begin, Steamboat Springs real estate transactions slow for a few weeks.  The Steamboat Pilot reports 24 closed Steamboat Springs area real estate transactions this past week for a dollar volume of $9,854,481.  Single family homes and condo/townhome closed real estate sales were equal with 10 for each.  There were 4 land/lot sales, no commercial/industrial and 1 fractional sale.

The Steamboat Springs Board of Realtors reports 186 Steamboat Springs area real estate pending sales with a list price dollar volume of $89,320,622 and average pending list price dollar volume falling to $480,218 and a median of $349,500.                                                             9% of pending Steamboat real estate sales are pending with a list price over $1 million, 4% between $999,999 and $800,000, 10% between $799k and $600,000, 19% between $599,999 and $400k, 15% are pending with a list price in the $300s and 44% are pending below $300,000.  Of the 186 pending Steamboat Springs real estate transactions, 33% are single family, 42% are condo/townhome, 15% are lot/land, 9% are commercial/industrial, and 1% are fractional Steamboat pending real estate sales.

Sunday’s Steamboat real estate sales report offered by the Steamboat Pilot disclosed $20,428,400 in closed Steamboat Springs real estate sales last week.  Of the 19 Steamboat area real estate sales reported, 10 were single family, 5 were condo/townhome, 2 were lot/land, 1 was commercial/industrial, and 1 was a fractional Steamboat Springs real estate sale.

The Steamboat Springs Board of Realtors reported 97 area pending sales on Sunday with a pending sale list price dollar volume of $60,855,119.  The average Steamboat Springs pending real estate list price is up to $620,970 and the median is $361,950.                             9% of all pending Steamboat real estate sales have a list price over $1 million, 4% are pending between $999,999 and $800,000, 11% are pending with a list price between $799k and $600,000, 21% are pending between $599,999 and $400,000, 7% are pending Steamboat real estate sales with a list price in the $300,000s, and 47% are pending with a list price under $300,000.
Of the 97 pending Steamboat real estate sales, 28% are single family, 41% are condo/townhomes, 10% are lot/land, 19% are commercial/industrial Steamboat Springs pending real estate transactions, and 2% are fractional sales.

Summer business has been extraordinary, and with the addition of necessary play time, the Real Estate Steamboat Blog took a hit. After a brief sabbatical, I’m back!  Our leaf peeping tour through North Routt County including Clark, Hahn’s Peak, Columbine, Colorado and parts beyond was well worth the road trip!Here’s what I missed sharing with you:  The first 12 days of August were blank….I believe the Steamboat Pilot real estate reporter was on vacation!  Starting August 12, 2015, Steamboat Springs real estate sales reported from August 12-25,2015.  There were 54 closed transactions with a dollar volume of $23,981,121. There were 19 single family sales, 20 condo/townhome transactions, 11 lot/land sales, and 4 commercial closed sales.

August 26-September 3, 2015 reports were of 41 closed Steamboat Springs real estate sales with a $23,056,800 dollar volume.  17 sales were single family, 18 were condo/townhome, 3 were lot/land, and 3 were commercial/industrial closed real estate sales in the Steamboat Springs area.

September 3-9, 2015 showed a dollar volume of $11,771,700 in closed Steamboat Springs real estate sales on 13 transactions.  7 were single family sales, 3 were condo/townhomes, 3 were lot/land, and there were no commercial/industrial closed sales.

September 9-15 shows 21 Steamboat Springs real estate sales reported by the Steamboat Pilot for a dollar volume of $11,600,172.  Those sales were 6 single family homes, 10 condo/townhomes, 2 lot/land, and 3 commercial/industrial sales.

Steamboat Springs in all of it’s 4th of July parade splender!

Another hallmark of summer in Steamboat Springs….the 4th of July parade has come and gone!  Town was full of people and there was no shortage of activities to accompany the parade and fireworks.

Steamboat Springs real estate sales are bustling, as well.  The Steamboat Pilot reported Sunday 33 sales with a dollar volume of $13,890,000.  14 sales were single family homes, 11 were condo/townhome sales, 7 were lot/land, and 1 was commercial/industrial.

Of the current pending sales as recorded by the Steamboat Springs Board of Realtors MLS, there are 168 Steamboat Springs area pending real estate transactions with a list price dollar volume of $88,283,404.  The average pending sale price is $525,496 and the median pending sale price is $380,000.  9% of Steamboat area real estate transactions are pending with a list price over $1 million, 6% are between $999,999 and $800k, 12% are between $799,999 and $600k, 20% are between $599k and $400,000, 17% are pending with a list price in the $300,000s, and 37% are pending under $300,000.                                 41% are pending single family homes, 42% are condo/townhomes, 8% are lot/land, 7% are commercial/industrial, and 2% are pending fractional Steamboat Springs real estate sales.

Also last Sunday, June 21, the Steamboat Springs Board of Realtors MLS reported 181 Steamboat Springs area pending real estate sales.  The list price dollar volume of pending sales was $91,098,710 with the average pending list price of $503,307 and the median, $352,000.                                                            8% of the pending sales are properties listed for over $1 million, 3% are listed between $999,999 and $800k, 12% are between $799k and $600,000, 19% are between $599,999 and $400,000, 18% are pending with a list price in the $300’s and 40% are below $300,000.                                                                            Of the 181 pending Steamboat Springs real estate transactions, 38% are single family homes, 41% are condo/townhomes, 9% are lot/land, 7% are commercial/industrial, and 3% are fractional pending sales.

The Steamboat Springs Board of Realtors MLS reports 139 Steamboat Springs area pending sales with a list price dollar volume of $84,315,350.  The average pending list price is $606,585 and the median is $378,500.

14% of pending transactions in the Steamboat Springs area are listed for over $1 million, 6% are listed between $999k and $800,000, 8% are between $799,000 and $600k, 17% are between $599,000 and $400k, 14% are listed in the $300’s and 40% are pending with a list price under $300,000.

Mother Nature chose perfect timing to accommodate our need for snow and moisture in Steamboat Springs and the Yampa Valley.  Snow arrives just in time for the 102nd Steamboat Springs Winter Carnival too!

Last Sunday’s Steamboat Pilot reported 7 whole ownership closed real estate transactions for a dollar volume of $2,946,400 along with 2 fractional sales and several time share sales for added volume of $778,799.11.  Of those reported Steamboat Springs whole ownership transactions 1 was a single family sale, 5 were condo/townhome sales, no lot/land sales closed and 1 was a commercial/industrial transaction.

On Sunday, the SSBR (Steamboat Springs Board of Realtors) MLS had 107 pending transactions.  The list price dollar volume of those pending transactions was $59,561,395 with the average pending sale price $556,648 and the median $325,000.  11% of these pending transactions were listed for over $1 million, 6% were between $999k and $800,000, 9% were between $799,999 and $600k, 13% were between $599,000 and $400k, 14% were pending with a list price in the $300s, and 47% were pending under $300,000.

Single family homes account for 28% of pending Steamboat Springs area real estate sales, 47% are condo/townhome, 15% are lot/land, 7% are commercial/industrial and 3% are fractional pending sales.

Steamboat Springs boasts another big week for snow….and real estate sales!  Winter reappeared in a big way yesterday with blizzard like conditions throughout the day and cold temperatures in the single digits.  The Steamboat Ski Area is poised for a great opening day on Wednesday, the 26th.

Steamboat Springs real estate sales continued the strong showing of recent weeks with 27 closed transactions for a dollar volume of just over $17 million as reported by the Steamboat Pilot.  Of those sales, 10 were single family, 11 were condo/townhome, 4 were lot/land sales, and 2 were commercial/industrial.

The Steamboat Springs MLS reports 152 pending transactions in the Steamboat Springs area with a total list price value of $80,887,305.  The average pending sale price is $532,153 and the median is $299,000.  11% of pending Steamboat Springs real estate sales are for over $1 million, with 2 of those listed for just at $5 million each.  5% are pending between $999,999 and $800k, 9% are between $799,999 and $600,000, 11% are pending with a list price between $599k and $400,000, 14% are pending with a list price in the $300’s and 51% are pending under $300,000.
