Summer is here in Steamboat Springs!!!  Farmers Market, Rodeo at Romick Arena, bicyclists on the roads and trails, softball and soccer tournaments, golf tournaments, hot days and warm evenings, and gin and tonics or ice cold beers for the adults.  What fun to live in Steamboat!

As vacations begin, Steamboat Springs real estate transactions slow for a few weeks.  The Steamboat Pilot reports 24 closed Steamboat Springs area real estate transactions this past week for a dollar volume of $9,854,481.  Single family homes and condo/townhome closed real estate sales were equal with 10 for each.  There were 4 land/lot sales, no commercial/industrial and 1 fractional sale.

The Steamboat Springs Board of Realtors reports 186 Steamboat Springs area real estate pending sales with a list price dollar volume of $89,320,622 and average pending list price dollar volume falling to $480,218 and a median of $349,500.                                                             9% of pending Steamboat real estate sales are pending with a list price over $1 million, 4% between $999,999 and $800,000, 10% between $799k and $600,000, 19% between $599,999 and $400k, 15% are pending with a list price in the $300s and 44% are pending below $300,000.  Of the 186 pending Steamboat Springs real estate transactions, 33% are single family, 42% are condo/townhome, 15% are lot/land, 9% are commercial/industrial, and 1% are fractional Steamboat pending real estate sales.

Yes folks….that’s snow…just now!!!  Ahhh, springtime in the Rockies, Steamboat Springs, Colorado, more specifically.  Question: What does one do on days like this?  Answer:  Take the dogs for a walk…after all, we have all the the right gear, laundry, clean the closet, nap, read a book, cook, write a blog post, meditate, practice yoga, all the while remembering that yesterday we were riding bikes, hiking, playing golf, jogging, gathering with friends on the deck of a local watering hole and wishing we had time to accomplish the things we are doing today!  This is the epitome of spring in Steamboat Springs….and I love it!

Steamboat Springs in all of it’s 4th of July parade splender!

Another hallmark of summer in Steamboat Springs….the 4th of July parade has come and gone!  Town was full of people and there was no shortage of activities to accompany the parade and fireworks.

Steamboat Springs real estate sales are bustling, as well.  The Steamboat Pilot reported Sunday 33 sales with a dollar volume of $13,890,000.  14 sales were single family homes, 11 were condo/townhome sales, 7 were lot/land, and 1 was commercial/industrial.

Of the current pending sales as recorded by the Steamboat Springs Board of Realtors MLS, there are 168 Steamboat Springs area pending real estate transactions with a list price dollar volume of $88,283,404.  The average pending sale price is $525,496 and the median pending sale price is $380,000.  9% of Steamboat area real estate transactions are pending with a list price over $1 million, 6% are between $999,999 and $800k, 12% are between $799,999 and $600k, 20% are between $599k and $400,000, 17% are pending with a list price in the $300,000s, and 37% are pending under $300,000.                                 41% are pending single family homes, 42% are condo/townhomes, 8% are lot/land, 7% are commercial/industrial, and 2% are pending fractional Steamboat Springs real estate sales.

Last Sunday’s Steamboat Springs real estate sales report is the Steamboat Pilot showed 28 sales with a dollar volume of $19,588,032.  10 were single family homes that closed, 9 were condo/townhomes, 5 were lot/land sales and 4 were commercial/industrial.

Also last Sunday, June 21, the Steamboat Springs Board of Realtors MLS reported 181 Steamboat Springs area pending real estate sales.  The list price dollar volume of pending sales was $91,098,710 with the average pending list price of $503,307 and the median, $352,000.                                                            8% of the pending sales are properties listed for over $1 million, 3% are listed between $999,999 and $800k, 12% are between $799k and $600,000, 19% are between $599,999 and $400,000, 18% are pending with a list price in the $300’s and 40% are below $300,000.                                                                            Of the 181 pending Steamboat Springs real estate transactions, 38% are single family homes, 41% are condo/townhomes, 9% are lot/land, 7% are commercial/industrial, and 3% are fractional pending sales.

The morning commenced with low clouds and snow and is now giving way to a gorgeous sunny spring day….the epitome of springtime in Steamboat Springs!
The Steamboat Ski Resort closes and mountain parties have begun.

The Steamboat Pilot reported 15 closed Steamboat Springs real estate transactions this past week with a dollar volume of $6,351,754.  4 sales were single family, 5 condo/townhome, 6 lot/land sales and there were no commercial /industrial closings this past week.

The Steamboat Springs Board of Realtors MLS reports 139 Steamboat Springs area pending sales with a list price dollar volume of $84,315,350.  The average pending list price is $606,585 and the median is $378,500.

14% of pending transactions in the Steamboat Springs area are listed for over $1 million, 6% are listed between $999k and $800,000, 8% are between $799,000 and $600k, 17% are between $599,000 and $400k, 14% are listed in the $300’s and 40% are pending with a list price under $300,000.

34% of the pending sales in Steamboat are single family homes, 43% are condo/townhome, 12% are lot/land pending sales, 5% are commercial/industrial and 6% are fractional pending transactions.

Steamboat Springs Real Estate Sales Jan 23-29, 2015

Snow returns to Steamboat

Mother Nature chose perfect timing to accommodate our need for snow and moisture in Steamboat Springs and the Yampa Valley.  Snow arrives just in time for the 102nd Steamboat Springs Winter Carnival too!

Last Sunday’s Steamboat Pilot reported 7 whole ownership closed real estate transactions for a dollar volume of $2,946,400 along with 2 fractional sales and several time share sales for added volume of $778,799.11.  Of those reported Steamboat Springs whole ownership transactions 1 was a single family sale, 5 were condo/townhome sales, no lot/land sales closed and 1 was a commercial/industrial transaction.

On Sunday, the SSBR (Steamboat Springs Board of Realtors) MLS had 107 pending transactions.  The list price dollar volume of those pending transactions was $59,561,395 with the average pending sale price $556,648 and the median $325,000.  11% of these pending transactions were listed for over $1 million, 6% were between $999k and $800,000, 9% were between $799,999 and $600k, 13% were between $599,000 and $400k, 14% were pending with a list price in the $300s, and 47% were pending under $300,000.

Single family homes account for 28% of pending Steamboat Springs area real estate sales, 47% are condo/townhome, 15% are lot/land, 7% are commercial/industrial and 3% are fractional pending sales.

Steamboat Springs Real Estate Sales Jan 9-15, 2015

Fun snowshoe with friends!

Steamboat Springs snow arrived as only a dusting this morning, but the day was glorious for a snowshoe with our friends from Grand Junction.  Steamboat real estate sales for this past week were reported by the Steamboat Pilot to be 13 closed transactions for $6,854,500.  Of those closed Steamboat real estate transactions, 5 were single family, 5 were condo/townhome, 3 were lot/land, and there were no commercial/industrial closed sales.

The Steamboat Springs Board of Realtors MLS reports 95 pending sales with a pending dollar volume of $52,793,140.  The average pending sale price is $555,717 and the median is $299,350.  Of the current pending Steamboat area sales, 12% are pending with a list price of over $1 million, 4% are pending between $999,000 and $800k, 9% are between $799k and $600k, 18% are between $599,000 and $400k, 7% are pending in the $300,000s and 49% are pending with a list price under $300,000.  Also interesting to note, 46% of the pending transactions are condo/townhomes, 28% are single family homes, 13% are lot/land, 7% are commercial/industrial, and 4% are fractional pending sales.

Fish Creek still running high!

What a great 4th of July weekend we had in Steamboat Springs…..parade, fireworks, pancake breakfast, tubing the Yampa River…you name it, we probably had it happening!

The Steamboat Pilot reported $14,541,528.56 with 30 closed real estate transactions last week!  11 sales were single family homes, 16 were condos or townhomes, and 3 were lots or land sales.

As of Sunday, July 6, the Steamboat Springs MLS reported 135 pending transactions (excluding the $18 million ranch) for a dollar volume of $62,655,819.  The average pending price is $464,117 and the median is $363,500.  7% of pending sales have a list price of over $1 million, 2% are between $999,999 and $800K, 10% are between $799,999 and $600,000, 27% are below $599,999 and above $400K, 16% are in the $300’s, and 38% have a list price below $300,000.
