Today, the Steamboat Pilot reports $10,279,500 for 25 closed Steamboat real estate transactions last week.  For the week of March 17 -23, that number was $2,937,700 for 11 closed Steamboat Springs real estate sales.  For the 2 weeks combined, there were 13 single family sales, 14 condo/townhomes closed, 8 lot/land sales, and one commercial/industrial Steamboat Springs real estate transaction.

The Steamboat Springs Board of Realtors shows 169 Steamboat Springs area pending real estate transactions with total list price dollar volume of $94,817,310.  The average pending sale list price is $561,049 and the median is $397,000.                                                                    10% of pending Steamboat real estate sales are pending with a list price over $1 million, 4% are between $999,999 and $800k, 15% are between $799k and $600,000, 21% are pending with a list price between $599,999 and $400,000, 14% are in the $300,000s and 37% are Steamboat real estate pending sales with a list price under $300,000.                                      33% of Steamboat pending real estate transactions are single family, 40% are condo/townhome, 12% are lot/land, 11% are commercial/industrial and 3% are fractional.

Let’s talk Steamboat Springs real estate……it keeps showing off…..This past week, Steamboat real estate sales topped $32 million as reported by the Steamboat Pilot on Sunday.  Inclusive in that was the sale of the 1493 acre historic Gay ranch in Pleasant Valley (County Road 18 near Lake Catamount). There were 21 Steamboat Springs area real estate sales, 7, single family, 8, condo/townhome, 4 lot/land, and 2 commercial closed sales.

Sunday also showed 174 pending Steamboat Springs area real estate sales with a pending dollar volume of $104,026,657, an average of $597,854, and the median pending sale price $397,000.                                                                                            12% are pending with a list price over $1 million, 7% pending between $999,999 and $800,000, 11% between $799,999 and $600,000, 18% between $599,999 and $400k, 12% pending in the $300’s, and 39% pending with a list price below $300,000.                                                                                                                          Single family pending sales represent 40% of pending sales while condo/townhomes are 36% of the pending Steamboat Springs area real estate market.  Lot/land has 12% of pending sales, commercial/industrial, 10%, and 2% of  Steamboat Springs real estate pending sales are fractionals.

Another glorious fall day is half over in Steamboat Springs, CO…..I continue to pinch myself….for 38 years, to be exact, that I live in the beautiful Yampa Valley!

Steamboat Springs real estate sales continue to rock, with 35 sales totaling $27,438,432 this past week as reported by the Steamboat Pilot.  Of note, a North Routt home on the Elk River closed for $7 million.  Steamboat real estate transactions for the past week included 12 single family closed sales, 12 condo/townhomes, 6 lot/land, and 5 commercial/industrial.

The Steamboat Springs Board of Realtors MLS reports 165 pending Steamboat Springs area transactions as of today for a total list value of $99,400,350.  The average list price of pending sales is $602,426 and the median is $395,000.  13% of all Steamboat Springs pending real estate transactions are with a list price over $1 million, 7% are between $999,999 and $800,000, 14% are between $799k and $600,000, 16% are pending with a list price between $599,999 and $400k, 12% are pending in the $300,000s and 39% are below $300,000.  Of the 165 pending transactions in and around Steamboat Springs, 39% are single family, 38% are condo/townhome, 10% are lot/land, 11% are commercial/industrial, and 2% are fractional pending sales.

Current inventory in all categories increased slightly to 1588 units, with the advent of a brokerage in Craig, CO joining forces with a local Steamboat Springs real estate office.

Summer business has been extraordinary, and with the addition of necessary play time, the Real Estate Steamboat Blog took a hit. After a brief sabbatical, I’m back!  Our leaf peeping tour through North Routt County including Clark, Hahn’s Peak, Columbine, Colorado and parts beyond was well worth the road trip!Here’s what I missed sharing with you:  The first 12 days of August were blank….I believe the Steamboat Pilot real estate reporter was on vacation!  Starting August 12, 2015, Steamboat Springs real estate sales reported from August 12-25,2015.  There were 54 closed transactions with a dollar volume of $23,981,121. There were 19 single family sales, 20 condo/townhome transactions, 11 lot/land sales, and 4 commercial closed sales.

August 26-September 3, 2015 reports were of 41 closed Steamboat Springs real estate sales with a $23,056,800 dollar volume.  17 sales were single family, 18 were condo/townhome, 3 were lot/land, and 3 were commercial/industrial closed real estate sales in the Steamboat Springs area.

September 3-9, 2015 showed a dollar volume of $11,771,700 in closed Steamboat Springs real estate sales on 13 transactions.  7 were single family sales, 3 were condo/townhomes, 3 were lot/land, and there were no commercial/industrial closed sales.

September 9-15 shows 21 Steamboat Springs real estate sales reported by the Steamboat Pilot for a dollar volume of $11,600,172.  Those sales were 6 single family homes, 10 condo/townhomes, 2 lot/land, and 3 commercial/industrial sales.

Possibly the most important corollary to the Steamboat Springs ranchers’ adage that “only fools and newcomers try to predict the weather” is ” if you don’t like the weather, wait ten minutes”….or in this case 11 hours….. Yet again, proven to be fact!  (same photo location…just 11 hour time lapse)

Robust activity continues in the Steamboat Springs real estate market with new inventory coming to market replacing that which is going “under contract”, yet we seem to lack momentum in gaining additional inventory.

The Steamboat Pilot reported 23 Steamboat Springs area real estate transactions this past week for a dollar volume of $7,725,400.  Represented in this number were only 1 single family sale, 13 condo/townhome sales, 6 lot/land sales, and 3 commercial/industrial closed Steamboat Springs transactions.

The Steamboat Springs Board of Realtors Multiple Listing Service shows 165 current pending transactions.  Dollar volume of the all pending sale list prices is $88,786,891 with the average pending list price at $538,102 and the median, $345,000.                                                                                                                                  12% of pending Steamboat Springs area real estate sales have a list price of over $1 million, 4% between $999,000 and $800k, 12% between $799,000 and $600,000, 17% are pending with a list price between $599k and $400,000, 13% are pending in the $300,000s, and 43% are pending with list prices below $300,000.                                                                                                                                  41% of current pending sales are single family, 38% are condo/townhome, 10% are lot/land, 9% are commercial/industrial and 2% are fractional Steamboat Springs real estate sales.

Just in time for this past week’s report tomorrow……

There were 23 Steamboat Springs Real Estate sales reported by the Steamboat Pilot for the week of April 30 to May 6.  The dollar volume for closed Steamboat area sales was $15,295,550.  7 sales were single family, 10 were town home/condo, 6 were lot/land and there were no commercial/industrial closed sales.

Last Sunday, May 10, the Steamboat Springs Board of Realtors MLS reported 145 pending Steamboat Springs area real estate sales with a pending dollar volume of $80,213,150.  The average pending sale price was $553,194 and the median Steamboat pending real estate sales price was $365,000.                             12% were pending for over $1 million, 5% were listed between $999,9999 and $800,000, 12% were between $799k and $600k, 16% were between $599,000 and $400k, 14% were pending Steamboat real estate sales with a list price in the $300,000s, and 41% were pending below $300,000.                                                   Of those pending Steamboat Springs real estate sales, 41% were single family, 38% were condo/townhome, 9% were lot/land, 9% were commercial/industrial, and 3% were fractional pending sales.

Live from Cabo Pulmo…and thrilled to be here!  Steamboat Springs real estate sales were almost as quiet as Steamboat Springs on spring break for the week of April 16-23.  There were 12 closed Steamboat real estate transactions for a dollar volume of $4,686,350.  Of those closed Steamboat real estate sales, 6 were single family, 4 were condo/townhome, 1 was lot/land and 1 was commercial industrial.

There were 149 pending Steamboat real estate sales on April 27 for a pending list price dollar volume of $87,300,450.  The average list price for Steamboat Springs pending sales was $585,909 and the median was $380,000.  12% of pending sales were listed for over $1 million, 7% were between $999,000 and $800k, 9% were between $799k and $600,000, 18% were between $599k and $400k, 14% were listed in the $300,000s, and 40% were pending with a list price below $300,000.  Of those Steamboat Springs area real estate sales, 37% of pendings were single family, 42% were condo/townhome, 11% were lot/land, 7% were commercial/industrial, and 3% were fractional pending sales.

This past week for April 24-30, the number of sales remained few, but the dollar volume for closed Steamboat real estate sales doubled to $9,751,500 and with the additional of fractional closed sales the dollar volume was over $10 million.  Of last week’s Steamboat sales, 2 were single family, 9 were condo/townhome, 2 were lot/land, and 2 were commercial/industrial.

Again, as of Sunday, May 3, 2015, the Steamboat Springs Board of Realtors reported 149 pending Steamboat Springs area real estate transactions with a dollar volume of $88,838,050.  The average pending sale list price is $596,228 and the median pending list price is $378,500.  13% of Steamboat pending real estate sales have a list price over $1 million, 7% are between $999k and $800,000, 12% are between $799,000-600k, 16% are listed between $599,000 and $400k, 12% are pending with a list price in the $300,000s and 40% are pending under $300,000.  41% of this past week’s pending sales are single family, 38% are condo/townhome, 11% lot/land, 8% commercial/industrial, and 2% are fractional pending sales.

Not much snow for the last week at the Steamboat Ski Resort!

As is frequently the case, the Steamboat Ski Resort is receiving snow as I type because the area closes this weekend. No complaints….moisture is good.  My visions of golf course openings in Steamboat may have to wait a week, however.

The Sunday Steamboat Pilot newspaper reported 27 real estate transactions last week with a dollar volume of $13,178,899.  Of those sales, 11 were single family homes, 10 were condo/townhomes, 5 were lot/land sales and 1 was commercial/industrial.

Of the 131 pending sales in the Steamboat Springs BOR MLS Sunday, the total pending list price dollar volume was $77,056,545 with the average pending list price $588,217 and the median $369,000.  13% of those pending sales are listed for over $1 million, 6% are between $999k and $800,000, 8% are between $799,000 and $600k, 18% are listed between $599,000 and $400,000, 13% are listed in the $300,000s, and 41% are listed below $300,000.  35% of pending sales are single family homes, 41% are condo/townhomes, 16% are lot/land, 5% are commercial/industrial, and 3% are fractional pending sales.

Time does indeed fly when one is having fun! I’ve been to Charleston, SC, Atlanta and Gainesville, GA, and had my UGA college roommate visiting in Steamboat Springs. And now I see that I missed my weekly Steamboat Springs real estate update the past 3 weeks! Here’s the recap.

March 6-12 showed 17 sales reported by the Steamboat Pilot newspaper for total sales of $8,054,008 plus $1,087,000 of fractional/time share sales. Of those 17 whole ownership sales, 2 were single family, 9 were condo/townhome, 5 were lot/land, and 1 was commercial/industrial.

March 13-19 showed reported 16 closed Steamboat Springs real estate transactions for $4,985,400. 4 were single family, 8 were condo/townhome, 3 were lot/land, and 1 was commercial/industrial.

Last week, March 19-25, the Steamboat Pilot reported 17 closed transactions with a dollar volume of $8,648,900 plus one fractional sale at One Steamboat Place for $345,000. That dollar volume included 5 single family transactions, 6 condo/townhome sales, 3 lot/land, and 3 commercial/industrial.

As of this evening, the Steamboat Springs Board of Realtors MLS shows 133 pending sales in Steamboat Springs and the surrounding area. The total pending sales dollar volume is $78,539,445 with an average pending price of $590,522 and the median of $365,000. 14% of pending sales in the Steamboat Springs area have a list price over $1 million, 6% have a list price between $999k and $800,000, 8% are pending with a list price between $799,000 and $600k, 18% are pending between $599k and $400k, 12% are pending with a list price in the $300,000s, and 42% of pending sales were listed for under $300,000. Lastly, 36% of pending sales are single family, 39% are condo/townhomes, 16% are lot/land, 5% are commercial/industrial, and 5% are fractional pending sales.
