Summer is here in Steamboat Springs!!!  Farmers Market, Rodeo at Romick Arena, bicyclists on the roads and trails, softball and soccer tournaments, golf tournaments, hot days and warm evenings, and gin and tonics or ice cold beers for the adults.  What fun to live in Steamboat!

As vacations begin, Steamboat Springs real estate transactions slow for a few weeks.  The Steamboat Pilot reports 24 closed Steamboat Springs area real estate transactions this past week for a dollar volume of $9,854,481.  Single family homes and condo/townhome closed real estate sales were equal with 10 for each.  There were 4 land/lot sales, no commercial/industrial and 1 fractional sale.

The Steamboat Springs Board of Realtors reports 186 Steamboat Springs area real estate pending sales with a list price dollar volume of $89,320,622 and average pending list price dollar volume falling to $480,218 and a median of $349,500.                                                             9% of pending Steamboat real estate sales are pending with a list price over $1 million, 4% between $999,999 and $800,000, 10% between $799k and $600,000, 19% between $599,999 and $400k, 15% are pending with a list price in the $300s and 44% are pending below $300,000.  Of the 186 pending Steamboat Springs real estate transactions, 33% are single family, 42% are condo/townhome, 15% are lot/land, 9% are commercial/industrial, and 1% are fractional Steamboat pending real estate sales.

Yes folks….that’s snow…just now!!!  Ahhh, springtime in the Rockies, Steamboat Springs, Colorado, more specifically.  Question: What does one do on days like this?  Answer:  Take the dogs for a walk…after all, we have all the the right gear, laundry, clean the closet, nap, read a book, cook, write a blog post, meditate, practice yoga, all the while remembering that yesterday we were riding bikes, hiking, playing golf, jogging, gathering with friends on the deck of a local watering hole and wishing we had time to accomplish the things we are doing today!  This is the epitome of spring in Steamboat Springs….and I love it!

An exciting snow forecast for Steamboat is in effect for this week!  And, market enthusiasm for Steamboat Springs real estate has exploded in past couple of weeks.  From 126 pending sales on February 28th to 146 today with 33 closed transaction during the same timeframe, Steamboat real estate activity has been rocking it.

The Steamboat Pilot reported 11 closed Steamboat area real estate sales this past week for a  dollar volume of $5,042,900.  Of those closed sales, 1 was single family, 7 were condo/townhome sales,  1 lot/land, and 2 were commercial/industrial Steamboat Springs real estate transactions.

Coinciding with the fast paced recent Steamboat real estate activity, the Steamboat Springs Board of Realtors reports 146 Steamboat area pending real estate sales today.       9% are pending with a list price over $1 million, 3% are pending between $999,999 and $800k, 16% are between $799,999 and $600,000, 23% between $599k -$400,000, 10% are pending with a list price in the $300s, and 39% are Steamboat Springs real estate pending sales with a list price below $300,000.  Of the current pending Steamboat Springs area real estate sales, 36% are single family, 38% are condo/townhome, 14% are lot/land, 10% are commercial/industrial pending sales and 1% are fractional sales.

Sunday’s Steamboat real estate sales report offered by the Steamboat Pilot disclosed $20,428,400 in closed Steamboat Springs real estate sales last week.  Of the 19 Steamboat area real estate sales reported, 10 were single family, 5 were condo/townhome, 2 were lot/land, 1 was commercial/industrial, and 1 was a fractional Steamboat Springs real estate sale.

The Steamboat Springs Board of Realtors reported 97 area pending sales on Sunday with a pending sale list price dollar volume of $60,855,119.  The average Steamboat Springs pending real estate list price is up to $620,970 and the median is $361,950.                             9% of all pending Steamboat real estate sales have a list price over $1 million, 4% are pending between $999,999 and $800,000, 11% are pending with a list price between $799k and $600,000, 21% are pending between $599,999 and $400,000, 7% are pending Steamboat real estate sales with a list price in the $300,000s, and 47% are pending with a list price under $300,000.
Of the 97 pending Steamboat real estate sales, 28% are single family, 41% are condo/townhomes, 10% are lot/land, 19% are commercial/industrial Steamboat Springs pending real estate transactions, and 2% are fractional sales.

Steamboat Springs real estate sales this past week continue the strong showing exhibited through the late fall with $15,654,100 in dollar volume for 20 closed Steamboat area real estate sales as reported by the Steamboat Pilot.  4 of those closed Steamboat real estate sales were single family, 12 were condo/townhomes, 1 was lot/land and 3 were commercial/industrial Steamboat Springs area real estate transactions.

The Steamboat Springs Board of Realtors reports 110 pending Steamboat Springs area real estate transactions with a total pending list price dollar volume of $65,745,176.  The average pending list price is $597,683 and the median is $325,000.  10% of all pending sales are listed for over $1 million, 3% are between $999,999 and $800,000, 15% are between $799k and $600k, 14% are pending with a list price between $599,999 and $400,000, 12% are Steamboat Springs real estate pending sales with a list price in the $300,000s, and 48% are listed under $300,000.

Steamboat Springs Real Estate Sales December 10-17, 2015

Merry Christmas and Happy Holidays everyone!  My puppies and I had a great snowshoe today with a foot of fresh….and another foot of snow on the way tonite and tomorrow….WOW!!!

The other WOW is Steamboat Springs real estate sales.  Since I last reported  Steamboat real estate sales volume for November 5-12, 2015, we have seen over $109,000,000 in Steamboat Springs area real estate sales volume as reported by the Steamboat Pilot.                                                                                   For the week of November 12-18, $23,284,577 was the dollar amount, including a $7 million hotel sale.  The week of November 19-26 saw $15,124,500 in sales.  Then, November 30-December 3 closed $10,616,750 in Steamboat Springs area real estate sales.  Not to be outdone, the week of December 3-9 showed $32,555,884 in real estate closed transactions including the transfer of some of the Sheraton’s Hotel holdings to Sheraton Flex Vacations.  And finally, from the list below, current sales reported Sunday by the Steamboat Pilot, $28,275,179.                                                                                                                           The Steamboat Pilot reported on Sunday, 29 Steamboat Springs real estate transactions, 11 of which were single family sales, 12, condo/townhome transactions, 4 lot/land, 1 commercial/industrial, and 1 fractional closed transaction.                                                                                                                           The Steamboat Springs Board of Realtors MLS reported 117 Steamboat Springs area pending real estate transactions with list price pending dollar volume of $70,179,676.  The average list price of pending Steamboat real estate sales is $599,826 and the median is $339,000.  9% of pending sales are listed for over $1 million, 3% are listed between $999k and $800,000, 15% are pending with a list price between $799,999 and $600k and 15% are between $599,999 and $400,000.  13% are pending Steamboat real estate transactions with a list price in the $300,000s, and 44% are under $300,000.                                                          28% of Steamboat Springs real estate pending sales are single family, 43% are condo/townhomes,  12% are lot/land, 16% are commercial/industrial and there is only one fractional pending sale.

Guess I need to hurry and post this one before a new sales report tomorrow!  Last Sunday’s Steamboat Springs real estate sales as reported by the Steamboat Pilot showed 24 closed Steamboat real estate transactions with a dollar volume of $14,511,949.  Of note was a home in Strawberry Park that closed for $4.7 million.  11 Steamboat Springs area real estate sales were single family, 10 were condo/townhome, 3 were lot/land, and there were no commercial/industrial closed real estate transactions for the week ending November 4th.

The Steamboat Springs Board of Realtors MLS reported 172 pending sales Sunday, November 8th with a total pending sales list price volume of $100,609,503.  The average pending sale list price was $584,938 and the median was $395,000.  15% of pending sales in the Steamboat Springs real estate market were listed for over $1 million, 6% between $999k and $800,000, 9% were between $799,999 and $600,000, 18% between $599,999 and $400k, 12% were listed in the $300,000s and 41% of pending Steamboat Springs real estate sales were pending under $300,000.                                                                 Of that $100 million+ in Steamboat real estate pending sales volume, 33% were single family, 40% were condo/townhomes, 14% were lot/land, 12% were commercial/industrial and 1% were fractional pending sales.

The Steamboat Pilot reported 27 Steamboat Springs real estate sales last week with closed sales dollar volume remaining above $10 million for the past several weeks at $12,736,664.  Condos and townhomes led closed sales activity with 16, single family homes had 5, lots and land, 4, and commercial/industrial, 2.

The Steamboat Springs Board of Realtors MLS reports, today, 175 pending Steamboat Springs area real estate sales with pending sales list prices at $123,838,850.  The average pending sale list price is $707,650 and the median is $440,000.  Total inventory levels in all classes of real estate is 1548 units as of today, which is well below levels of a few years ago and this past spring.                                                     16% of Steamboat Springs real estate sales are pending with a list price over $1 million.  6% are pending between $999,999 and $800k, 14% are pending between $799k and $600,000, 17% are between $599,999 and $400,000, 11% are pending in the $300,000s, and 36% are pending Steamboat Springs real estate sales with a list price under $300,000.

Summer business has been extraordinary, and with the addition of necessary play time, the Real Estate Steamboat Blog took a hit. After a brief sabbatical, I’m back!  Our leaf peeping tour through North Routt County including Clark, Hahn’s Peak, Columbine, Colorado and parts beyond was well worth the road trip!Here’s what I missed sharing with you:  The first 12 days of August were blank….I believe the Steamboat Pilot real estate reporter was on vacation!  Starting August 12, 2015, Steamboat Springs real estate sales reported from August 12-25,2015.  There were 54 closed transactions with a dollar volume of $23,981,121. There were 19 single family sales, 20 condo/townhome transactions, 11 lot/land sales, and 4 commercial closed sales.

August 26-September 3, 2015 reports were of 41 closed Steamboat Springs real estate sales with a $23,056,800 dollar volume.  17 sales were single family, 18 were condo/townhome, 3 were lot/land, and 3 were commercial/industrial closed real estate sales in the Steamboat Springs area.

September 3-9, 2015 showed a dollar volume of $11,771,700 in closed Steamboat Springs real estate sales on 13 transactions.  7 were single family sales, 3 were condo/townhomes, 3 were lot/land, and there were no commercial/industrial closed sales.

September 9-15 shows 21 Steamboat Springs real estate sales reported by the Steamboat Pilot for a dollar volume of $11,600,172.  Those sales were 6 single family homes, 10 condo/townhomes, 2 lot/land, and 3 commercial/industrial sales.
