Snow and low clouds start the day for the 2015 Steamboat Ski Resort finale.

The morning commenced with low clouds and snow and is now giving way to a gorgeous sunny spring day….the epitome of springtime in Steamboat Springs!
The Steamboat Ski Resort closes and mountain parties have begun.

The Steamboat Pilot reported 15 closed Steamboat Springs real estate transactions this past week with a dollar volume of $6,351,754.  4 sales were single family, 5 condo/townhome, 6 lot/land sales and there were no commercial /industrial closings this past week.

The Steamboat Springs Board of Realtors MLS reports 139 Steamboat Springs area pending sales with a list price dollar volume of $84,315,350.  The average pending list price is $606,585 and the median is $378,500.

14% of pending transactions in the Steamboat Springs area are listed for over $1 million, 6% are listed between $999k and $800,000, 8% are between $799,000 and $600k, 17% are between $599,000 and $400k, 14% are listed in the $300’s and 40% are pending with a list price under $300,000.

34% of the pending sales in Steamboat are single family homes, 43% are condo/townhome, 12% are lot/land pending sales, 5% are commercial/industrial and 6% are fractional pending transactions.

Steamboat Springs Real Estate Sales July 5-11

23 whole ownership properties closed in Steamboat Springs last week for a total dollar volume of $8,140,050.  2 of those sales were for more than $1million, and 4 were bank owned properties.  And on that note, Routt County and the Steamboat Springs area are experiencing 50% fewer forclosures compared to the same date last year.

Of the closed Steamboat real estate sales last week, 8 were lot and land sales, 11 were condos and townhomes, 4 single family, and 1 commercial/industrial.  As of today, the average property price of all 155 pending sales reported in the local multi-list is $426,825 and the median is $269,000.  Those numbers speak to continued value imbedded in Steamboat Springs resort properties.

Steamboat Springs Real Estate Transactions June 7-13

Whew!  What a difference a few days make.  This past week’s Closed sales ending Thursday, the 13th, totaled $8,740,780.  Of those closed, 2 were commercial, 6, residential lots, 7 single family homes, and 6 were condo/townhomes.  Only 1 closed transaction was over $2 million ($2.6), a single family home in Strawberry Park, 1 closed between $1 and $2 million ($1.17), a bank owned single family horse property in the Elk River Valley area, and the 3rd highest sale was a single family home for $895k located on the mountain.  A total of 21 properties closed for the period, as reported by the Steamboat Pilot.

While activity remains frenzied, pending sales show 124 of today’s 149 total pending sales were Listed for sale at under $600k.  Nine pending sales are priced over $1 million, with one of those properties located in Jackson County (Walden) and one is a commericial property.  The average pending price is currently $428,044 and the median price is $249,900.  There are currently 282 properties in all categories and locations listed for $1 million and above, and 1411 listed below $1 million.

Steamboat Springs Real Estate Transactions May 10-16

I swear, I blinked last Sunday and the leaves appeared in that moment that my eyes were closed.  Not that trees in all Steamboat Springs neighborhoods have totally leaved out, even now.  There’s something about that newly opened leaf green color that can only be replicated in nature!

Real estate sales in Steamboat Springs and Routt County remained robust this past week with over $8 million total dollar volume and over $7 million of which represented whole ownerships sales.  Condos and townhomes seem to be gaining traction with the majority of closings, 9 of the 16 total.  6 were single family homes, 1, commercial, and 4 of the total were bank owned.

Steamboat Springs Real Estate Sales April 26-May 2

Snow melt is almost complete.

Steamboat Springs area real estate sales continue to affirm the changing market that is being reported throughout resort areas and much of the United States.  This past week’s transactions resulted in over $8 million in closed whole ownership sales.  I represented Sellers in the reported One Steamboat Place sale that closed for over $2 million.

Of the 19 whole ownership sales, 12 were condo/townhomes, 6 were single family homes, and 1 was a land sale.  There seems to be a renewed interest in vacant land and lot sales, and the Barn Village, which I wrote about in my last blog, will be rolling out it’s vacant lot offerings on May 11th.

Interest rates have fallen to near record lows, again, with one local bank reporting last Thursday conventional financing at 3.5%.

The Steamboat Today reports $5,415,000 in whole ownership real estate sales this past week.  Of those 14 sales, 8 were condos or townhomes, 4 were single family homes, 1, a live/work unit, and 1 mining claim.

Steamboat Springs Real Estate Transactions Feb 22-28

WOW……Steamboat Springs received snow 25 of the 28 days in February!  And it is warmer today with more snow on the way.

Double WOW……Steamboat Springs real estate sales were $9,374,250 for whole ownership properties with an additional $520,711 in timeshare sales this past week.  7 of the 19 whole ownership sales were distressed or bank owned properties, and while that is a high number, we are experiencing a welcomed drop in foreclosures with 26% fewer year to date.

Final WOW…..for the week.  One local bank reported mortgage interest rates receding slighly for the first week in over a month back down to 3.49% for a 30 year conventional loan.
