Steamboat Springs Real Estate Sales July 5-11

23 whole ownership properties closed in Steamboat Springs last week for a total dollar volume of $8,140,050.  2 of those sales were for more than $1million, and 4 were bank owned properties.  And on that note, Routt County and the Steamboat Springs area are experiencing 50% fewer forclosures compared to the same date last year.

Of the closed Steamboat real estate sales last week, 8 were lot and land sales, 11 were condos and townhomes, 4 single family, and 1 commercial/industrial.  As of today, the average property price of all 155 pending sales reported in the local multi-list is $426,825 and the median is $269,000.  Those numbers speak to continued value imbedded in Steamboat Springs resort properties.

Steamboat Springs Real Estate Transactions June 7-13

Late Spring morning 2013

Whew!  What a difference a few days make.  This past week’s Closed sales ending Thursday, the 13th, totaled $8,740,780.  Of those closed, 2 were commercial, 6, residential lots, 7 single family homes, and 6 were condo/townhomes.  Only 1 closed transaction was over $2 million ($2.6), a single family home in Strawberry Park, 1 closed between $1 and $2 million ($1.17), a bank owned single family horse property in the Elk River Valley area, and the 3rd highest sale was a single family home for $895k located on the mountain.  A total of 21 properties closed for the period, as reported by the Steamboat Pilot.

While activity remains frenzied, pending sales show 124 of today’s 149 total pending sales were Listed for sale at under $600k.  Nine pending sales are priced over $1 million, with one of those properties located in Jackson County (Walden) and one is a commericial property.  The average pending price is currently $428,044 and the median price is $249,900.  There are currently 282 properties in all categories and locations listed for $1 million and above, and 1411 listed below $1 million.

Steamboat Springs Real Estate Transactions May 10-16

I swear, I blinked last Sunday and the leaves appeared in that moment that my eyes were closed.  Not that trees in all Steamboat Springs neighborhoods have totally leaved out, even now.  There’s something about that newly opened leaf green color that can only be replicated in nature!

Real estate sales in Steamboat Springs and Routt County remained robust this past week with over $8 million total dollar volume and over $7 million of which represented whole ownerships sales.  Condos and townhomes seem to be gaining traction with the majority of closings, 9 of the 16 total.  6 were single family homes, 1, commercial, and 4 of the total were bank owned.

Steamboat Springs Real Estate Transactions Feb 22-28

WOW……Steamboat Springs received snow 25 of the 28 days in February!  And it is warmer today with more snow on the way.

Double WOW……Steamboat Springs real estate sales were $9,374,250 for whole ownership properties with an additional $520,711 in timeshare sales this past week.  7 of the 19 whole ownership sales were distressed or bank owned properties, and while that is a high number, we are experiencing a welcomed drop in foreclosures with 26% fewer year to date.

Final WOW…..for the week.  One local bank reported mortgage interest rates receding slighly for the first week in over a month back down to 3.49% for a 30 year conventional loan.

Steamboat Springs Real Estate Transactions Feb 8-14

Momentum in the Steamboat Springs real estate market notched up this past week.  Since February 11 of this year,  8 properties listed for over $1 million have gone under contract causing the Steamboat Springs average pending sale price to increase to $521,814.  The significance is represented by a market segment that has been somewhat sluggish the past couple of years.  Those corresponding properties represent $16,489,00 in listed value….and, as my girlfriend frequently says, “that’s not nothing”.  The entry level market remains tight, with well priced and maintained properties selling for less than the 8-10% list to sell price we were accustomed to during the decline.  Mortgage interest rates have risen for the past month, perhaps indicating no return to previous historic lows…unless sequester occurs…then all bets are off…

Steamboat Springs Real Estate Transactions Nov 30-Dec 6

Over $5 million in Steamboat real estate sales last week were reported by the Steamboat Pilot today.  Only one was a fractional eighth share sale at One Steamboat Place for $330,000.  33% were bank owned sales and one was a commercial property.

Interest rates reported last week by a local lender were at an all time low of 3.25%, and, they are lending!

Fall colors earlier this week.

I wish I could tell you that my first day in the Haymaker Fall Classic golf tourney was stellar, but, alas,  I can’t.  However, the day was magnificent and the fall colors are glorious with the top of the ski area awash in gold!  Moose seem to be making a daily appearance at the base of the ski area and around the valley to the delight of visitors and residents alike.

Foreclosure Rate Slows from 2011 in Steamboat Springs and Routt County

Steamboat Springs — In spite of a burst of activity in July, the pace at which foreclosure notices are being filed in Routt County suggests the final 2012 total will be well below the 306 filed in 2011.

Public Trustee Jeanne Whiddon said Routt County is on track to see about 250 of the foreclosure filings called notices of election and demand. They do not signify that someone has lost their property, instead they signify that the holder of the note has begun the process. Many NED’s are cured or withdrawn before the property goes to a bank sale.

Whiddon said that the pace of new NED’s continued at about 20 per month through the first six months of 2012 and uncharacteristically bloomed to 37 in July.

“July was an aberration,” Whiddon said. “It really was wild. Then it seemed to settle down, and August has been more in keeping with the first six months.”

Year to date, there have been 166 NED’s filed, Whiddon said. Of those, 32 have been withdrawn and the files on two more reflect that the note holder intends to withdraw the notice of election and demand.

Research by Stan Urban, of Land Title Guarantee Company, suggests that the local real estate market is absorbing a good portion of bank-owned properties.

Relying on documents on file at the Routt County Courthouse, he determined that 17 sales of bank owned properties took place in July, with the lowest priced home selling for $56,000 and the most expensive for $1.01 million. Looked at in another way, that million-dollar home on Montview Lane sold for less than $200 per square foot.

June saw 30 sales of bank-owned homes, but that figure was inflated by the auction of luxury condominiums at Trailhead Lodge, just removed from the base of the ski area. Of the 30 sales in June, 26 were for homes in multifamily projects.

May saw the sale of 11 foreclosed properties.

Whiddon pointed out that although the trend on new foreclosure filings seems to be improving this year, if the number fell to 250, it still would be a large number compared to the historical average. Routt County saw about 50 NED’s filed annually during the 10 years before the national housing bubble burst.
