SEPTEMBER REAL ESTATE SUMMARY Steamboat Springs real estate in September again saw improvement in most categories when compared to 2012. Highlighting this point, there were 50 properties (condos, town homes, single-family houses) sold during the month—a 25% increase over 2012. The median price year-to-date within the immediate Steamboat Springs vicinity is up for condos, town homes, and single family houses. Also of note, Prudential Steamboat Realty has represented 36% of these transactions so far in 2013—more than the next 2 real estate agencies combined! A reminder of the season to come!

The first full week of fall  in Steamboat Springs showed strength in real estate sales along with a reminder of the season to come.  It snowed off and on all day Friday.

Closed Steamboat real estate sales this week were 23 whole ownership transactions at just under $10 million.  7 single family, 8 condo/townhome, 6 land, and 2 commercial/industrial transactions comprised the week’s total sales.

Pending sales average price remains constant at $442,531 as does the median at $299,000.  Of the 148 pending real estate transactions in the Steamboat Springs area, 68% are under $400,000 list price and 9% are over $1 million.

Moose duel in the yard

I’ve had a great summer of moose encounters at my home in Steamboat Springs; all of them, I am happy to say, were safe and enjoyable for me and my dogs!  This last is worthy of sharing.

21 real estate transactions were reported by the Steamboat Pilot Real Estate section this past week for a total of $14,533,237 in whole ownership sales.  9 were single family, 9 were condo/town home, 2 land sales, and 1 commercial.  5 of the closed sales were for $1 million or over.

With Steamboat Springs pending real estate sales at 154, as of this morning, the average pending price has returned to the mid $400’s and the median remains just under $300k.  Pending sales rank as follows:  9% over $1 million, 6% under $1 million and above $800,000, 3% are between $799,999 and $600,000, 6% are in the $500’s, 8% in the $400’s, and 66% are under $400,000.

Steamboat Springs Real Estate Transactions Aug 30- Sept 5

The leaves and lighting express the season!

Another week with over $10 million in closed real estate transactions that included 24 whole ownership and 3 fractional sales. Condos and townhomes saw the most closed activity with 11, single family had 9, land, 3, and commercial 1.

The average pendings price has broken through the $500K level, while the median remains just below $300K.  Currently, 11%of pending sales are above $1million, 7% are below $1 million but above $8oo,000, 4% of pendings are between $799,000 and $600K, while 12% are between $599K and $400,000 with the remainder, or 67% of pending sales are below $400,000.

Real Estate Sales in Steamboat Springs Aug 26-29

Morning hike reveals the changing season.

Crazy doesn’t aptly describe what happened in the Steamboat Springs real estate market these past couple of weeks.  The number of pending sales jumped around 15-20% from the summer average.

Over $10 million in real estate closed this past week, while the average pending price and median pending price remain fairly constant after moving up briefly over the current benchmarks.  Average pending prices are just under $500K and median prices remain below $300K, at $299K.

76% of pending sales are under $500K, 6% are between $500 and $699K, 8% of pendings are from $700 to $999k, and 10% are over $1 million.

Steamboat Springs Real Estate Sales August 19-22

Even though the closed sales for this period were fewer, activity remains brisk across all price points and categories.  9 transactions closed this past week for dollar volume of $2,840,098.  4  were lot sales, 3 were single family, in town and in the county, and 2 were condos.

Of the current 178 pending sales, 78% have list prices less than $500K, 12% are pending with a list price between $500K and $1million, and 10% are pending with a price of a million or more.
