Robust activity continues in the Steamboat Springs real estate market with new inventory coming to market replacing that which is going “under contract”, yet we seem to lack momentum in gaining additional inventory.
The Steamboat Pilot reported 23 Steamboat Springs area real estate transactions this past week for a dollar volume of $7,725,400. Represented in this number were only 1 single family sale, 13 condo/townhome sales, 6 lot/land sales, and 3 commercial/industrial closed Steamboat Springs transactions.
The Steamboat Springs Board of Realtors Multiple Listing Service shows 165 current pending transactions. Dollar volume of the all pending sale list prices is $88,786,891 with the average pending list price at $538,102 and the median, $345,000. 12% of pending Steamboat Springs area real estate sales have a list price of over $1 million, 4% between $999,000 and $800k, 12% between $799,000 and $600,000, 17% are pending with a list price between $599k and $400,000, 13% are pending in the $300,000s, and 43% are pending with list prices below $300,000. 41% of current pending sales are single family, 38% are condo/townhome, 10% are lot/land, 9% are commercial/industrial and 2% are fractional Steamboat Springs real estate sales.
