Today, the Steamboat Pilot reports $10,279,500 for 25 closed Steamboat real estate transactions last week.  For the week of March 17 -23, that number was $2,937,700 for 11 closed Steamboat Springs real estate sales.  For the 2 weeks combined, there were 13 single family sales, 14 condo/townhomes closed, 8 lot/land sales, and one commercial/industrial Steamboat Springs real estate transaction.

The Steamboat Springs Board of Realtors shows 169 Steamboat Springs area pending real estate transactions with total list price dollar volume of $94,817,310.  The average pending sale list price is $561,049 and the median is $397,000.                                                                    10% of pending Steamboat real estate sales are pending with a list price over $1 million, 4% are between $999,999 and $800k, 15% are between $799k and $600,000, 21% are pending with a list price between $599,999 and $400,000, 14% are in the $300,000s and 37% are Steamboat real estate pending sales with a list price under $300,000.                                      33% of Steamboat pending real estate transactions are single family, 40% are condo/townhome, 12% are lot/land, 11% are commercial/industrial and 3% are fractional.

Excellent snow conditions greeted spring break ski enthusiasts this past week on the slopes of the Steamboat Ski Resort. As we approach the final 3 weeks of the ski season in Steamboat Springs, we are fortunate that Mother Nature has provided us with great coverage to for the last weeks of the season.

The Steamboat Pilot newspaper reported 12 closed Steamboat Springs real estate sales last week with a dollar volume of $6,272,895.  One was single family, 6 were condo/townhome, 5 were lot/ land and there were no commercial/industrial or fractional closed Steamboat real estate sales this past week.

The Steamboat Springs Board of Realtors reports 154 pending Steamboat area real estate sales today with list price of pending sales dollar volume of $85,309,010.  The average pending list price is $553,954 and the median is $400,000.  Pending Steamboat Springs real estate transactions with a list price over $1 million comprise 10% of the 154 pending real estate sales, 4% are pending with a list price between $999,999 and $800k, 14% are between $799,999 and $600,000, 23% are pending between $599,999 and $400,000, 12% are pending with a list price in the $300,000s, and 37% are below $300,000.                         34% of pending Steamboat real estate sales are single family, 40% are condo/townhome, 14% are lot/land, 10% are commercial/industrial, and 2% of pending Steamboat Springs area real estate transactions are fractional sales.

I can hardly wait to show the Townhomes at Walton Pond once the ponds and snow melt.

Steamboat Spring Real Estate sales as reported by the Steamboat Pilot today show $9,772,495 in closed real estate sales last week.  Of the 22 closed Steamboat real estate transactions, 8 were single family, 7 were condo/townhome, 3 were lot/land, 2 were commercial/industrial and 2 were Steamboat Springs fractional real estate sales.

Today, the Steamboat Springs Board of Realtors multiple listing service report 130 pending real estate transactions in the Steamboat Springs area.  The list price dollar volume of total pending Steamboat Springs real estate sales is $72,254,370 with the average pending sale list price at $555,802 and the median at $425,000.  14% of pending real estate sales are with a list price over $1 million, 3% are pending between $999,999 and $800k, 13% are pending between $799,999 and $600,000, 25% are between $599,999 and $400,000, 8% are pending Steamboat real estate sales with a list price in the $300,000s, and 39% are below $300,000.                                                                                                                                                 35% are pending single family residences, 39% are condo/townhome, 14% are lot/land, 11% are commercial/industrial pending Steamboat Springs real estate sales, and 2% are fractional.                                                                                                                                                          Overall, inventory remains low with 1419 active Steamboat Springs real estate listings, 727 which are residential, 589 are lot/land, and 103 are commercial/industrial.

Vacation does wonders for the soul…..and I’m always excited to return home and to work!  As you can see, the local moose  (photo credit, Traci Smith) want to work at our Steamboat Sotheby’s International Realty office, too, but we are a bit concerned about their work ethic…they don’t seem quite  up to our Broker standards…ha!  Latigo Ranch (in the lower photo) is a favorite for a quick getaway.

Vacation is over…so let’s talk Steamboat Springs real estate!  Since I last wrote, over $27 million in real estate dollar volume has changed hands in Steamboat Springs and the Yampa Valley.  That number includes more than 36 Steamboat real estate transactions with condos and townhomes outselling any other category of property. (Yes, there remain some great real estate deals in the condo/townhome category…as well as others.)

More specifically, this past week, as reported by the Steamboat Pilot, there were 12 Steamboat real estate sales for a dollar volume of $7,296,550.  3 of those real estate sales were single family, 6 were condo/townhome, 2 were lot/land, and 1 was a commercial/industrial Steamboat Springs real estate transaction.                                           Further, as found in the Steamboat Springs Board of Realtors Paragon system today, there are 126 Steamboat Springs area real estate sales with a list price dollar volume of $68,419,266.  The average pending list price is $543,010 and the median is $392,500.  Steamboat Springs real estate pending sales show 15% listed at $1 million and over, 4% listed between $999,999 and $800k, 13% listed between $799k and $600k, 20% are pending with a list price below $600,000 but more than $399k, 10% are pending in the $300s, and 41% of Steamboat Springs real estate is pending with a list price below $300,000.  Finally, 28% of pending Steamboat real estate sales are single family, 40% are condo/townhome, 17% are lot/land, 14% are commercial/industrial and there is 1 fractional pending Steamboat Springs real estate sale.
