Vacation does wonders for the soul…..and I’m always excited to return home and to work!  As you can see, the local moose  (photo credit, Traci Smith) want to work at our Steamboat Sotheby’s International Realty office, too, but we are a bit concerned about their work ethic…they don’t seem quite  up to our Broker standards…ha!  Latigo Ranch (in the lower photo) is a favorite for a quick getaway.

Vacation is over…so let’s talk Steamboat Springs real estate!  Since I last wrote, over $27 million in real estate dollar volume has changed hands in Steamboat Springs and the Yampa Valley.  That number includes more than 36 Steamboat real estate transactions with condos and townhomes outselling any other category of property. (Yes, there remain some great real estate deals in the condo/townhome category…as well as others.)

More specifically, this past week, as reported by the Steamboat Pilot, there were 12 Steamboat real estate sales for a dollar volume of $7,296,550.  3 of those real estate sales were single family, 6 were condo/townhome, 2 were lot/land, and 1 was a commercial/industrial Steamboat Springs real estate transaction.                                           Further, as found in the Steamboat Springs Board of Realtors Paragon system today, there are 126 Steamboat Springs area real estate sales with a list price dollar volume of $68,419,266.  The average pending list price is $543,010 and the median is $392,500.  Steamboat Springs real estate pending sales show 15% listed at $1 million and over, 4% listed between $999,999 and $800k, 13% listed between $799k and $600k, 20% are pending with a list price below $600,000 but more than $399k, 10% are pending in the $300s, and 41% of Steamboat Springs real estate is pending with a list price below $300,000.  Finally, 28% of pending Steamboat real estate sales are single family, 40% are condo/townhome, 17% are lot/land, 14% are commercial/industrial and there is 1 fractional pending Steamboat Springs real estate sale.
