Another glorious fall day is half over in Steamboat Springs, CO…..I continue to pinch myself….for 38 years, to be exact, that I live in the beautiful Yampa Valley!
Steamboat Springs real estate sales continue to rock, with 35 sales totaling $27,438,432 this past week as reported by the Steamboat Pilot. Of note, a North Routt home on the Elk River closed for $7 million. Steamboat real estate transactions for the past week included 12 single family closed sales, 12 condo/townhomes, 6 lot/land, and 5 commercial/industrial.
The Steamboat Springs Board of Realtors MLS reports 165 pending Steamboat Springs area transactions as of today for a total list value of $99,400,350. The average list price of pending sales is $602,426 and the median is $395,000. 13% of all Steamboat Springs pending real estate transactions are with a list price over $1 million, 7% are between $999,999 and $800,000, 14% are between $799k and $600,000, 16% are pending with a list price between $599,999 and $400k, 12% are pending in the $300,000s and 39% are below $300,000. Of the 165 pending transactions in and around Steamboat Springs, 39% are single family, 38% are condo/townhome, 10% are lot/land, 11% are commercial/industrial, and 2% are fractional pending sales.
Current inventory in all categories increased slightly to 1588 units, with the advent of a brokerage in Craig, CO joining forces with a local Steamboat Springs real estate office.
