As of Monday, August 18, there were 171 pending sales (excluding the $18 million ranch) for a pending dollar volume of $102,431,698. And today, Thursday, August 21, that number has risen to 190 pending transactions for the Steamboat Springs area. The average pending price is $599,015 and the median pending price is now $399,000. 11% of pending transactions, as of Monday, are pending at a list price of $1 million or over (including a $12.95 million ranch). 4 % are pending at a list price between $999,999 and $800k, 13% are pending between $799,999 and $600,000, 22% are pending between $599,999 and $400,000, 12% are pending with a list price in the $300’s, and 39% are pending under $300,000 list.
