Busy….that’s what we can all say about this summer!!!! Steamboat Springs real estate is selling. There are currently 154 pending sales reported by the Steamboat Springs BOR Multiple Listing Servce, with a list price dollar volume of $72,290,714 (excluding an $18 million ranch sale that has been pending since October 2013). Since I began typing, 2 more residential properties have gone “under contract”. This is indicative of how the market is currently behaving….
Transactions for the week of July 11- 18 show 20 transactions for $9,812,000 in dollar volume as reported by The Steamboat Pilot and Today. 10 sales were single family home, 5 were condo/townhome sales, 3 were lot/land, and 2 were commercial/industrial. Transactions for the week of July 8-10, a shortened holiday week, reported 10 sales for $4,593,449 in total dollar volume. Of those sales reported by the Steamboat Pilot, 4 were single family, 3 were condo/townhome, 1 lot/land, and 1 commercial/industrial.
The average pending price of current MLS pending sales is $469,420 and the median is $363,500. Those numbers compare to last Sunday’s 151 pending sales with an average pending price of $451,484 and median of $359,000 on total pending volume of $68,174,014. Both this Sunday’s analysis and last (July 13) show 6% of pending sales listed for over $1 million and 3% listed between $999,999 and $800,000. Also, pending sales with list prices between $599,999 to $400K were 25% of total pending sales for both weeks, as were the below $300,000 list price point at 38%. The $799K to $600,000 changed 1% from 11% last Sunday to 12% this Sunday, and the $300,000 category changed from 18% a week ago to 16% this week.
