With Spring vacation over, I’m back to my Steamboat Springs weekly real estate blog.  Thus far this Spring, our most excellent local newspaper, The Steamboat Pilot and Today, has chosen not to provide the Steamboat Springs real estate transactions in a format that allows me to share the specific transactions with you.  I will continue to provide a summary of the weekly transactions with a link to the Sunday addition, just in case you want to view the transactions in detail.  What I liked about publishing the details was providing to you the ability to see when a property last sold and for what price.

Ok…housekeeping done.  21 whole ownership transactions were reported for total sales of $15,458,227 with an additional $2,583,390 in fractional/time share transactions.  Of the whole ownership sales, 9 were single family, 9 were townhome/condo, 3 land/lot sales.  Click to view the Sunday Steamboat Pilot with the Steamboat Springs real estate transactions on page 2c.

The Steamboat Springs Multiple Listing Service reports 138 pending transactions today (excluding the $18 million ranch) with a value of $76,998,277.  The median pending price is $380K and the average is $557,958.  Of those pending transactions, 12% are over $1 million, with 31% of those over $2 million, 6% are pending between $999,999 and $800K, 12% between $799,999 and $600,000, 17% between $599,999 and $400,000, 13% are pending in the $300,000s, and 41% are pending under $300K.
