January 3-9 closed transactions resulted in $4.671 million in whole ownership dollar volume.  Excluding one $18 million dollar pending land sale, the average pending price of all 96 pending sales is $381.198.16 and the median is $262,500.  5% of Steamboat area pending sales are over $1 million, 3% are below $1 million but above $800k, 8% are between $600k and $799,900, 13% are pending between $400,000 and $599k, 13% are in the $300’s, and 58% of all Steamboat Springs MLS pending sales are below $300,000.
