This pre-Thanksgiving snapshot of Steamboat Springs and Routt County real estate sales is courtesy of my compilation of the Steamboat Springs Multiple Listing Service statistics. I’ve attempted to remove the Craig and Grand County sales that may have been included. Any oversites, omissions, or additions are just that.

In the past 30 days, 70 sales occurred (67 in Routt County/Steamboat). They included 11 residential/acreage listings, 6 commercial/industrial, 1 factional/time share, 32 condo/townhome/ duplex, and 17 single family residences. The average sale price was $429,845 from a list price of $467,967 and the median sale to list was $295,250 to $349,000 with average days on market 233. Price breakdowns show 32 sales prices of less than $300K. 11 were less than $500K, 7 less than $700K, 7 less than $900K and 10 between $900K and $1.525 million.
Of the current pending sales, 85 are in the Steamboat Springs area and Routt County while 6 are outside the County. The type of real estate breaks out as follows: 11 residential/acreage, 8 commercial/industrial, 4 fractional/time share, 33 condo/townhome/duplex, and 29 single family units are under contract. The average list price of these combined units is $602,760 and the median price is $399,000. Average days on market before being put under contract is 166 days. The asking price breakdown looks something like this: 36 are under $300K, 23 under $500K, 11 under $700K, 5 under $900K and 16 are under contract with asking prices between $900K and $3.925 million.
