And now for something for all of you statistical whizes and fellow number crunchers. These numbers are gleaned from the Steamboat Springs Board of Realtors Multiple Listing Service.
If any of you remember learning DOS (uh-oh…what’s that?) in computer classes, there was a saying “GIGO or garbage in-garbage out”. Not that it exists in our MLS, but there has to be a disclaimer somewhere, so consider this it!
Okay, enough of the digression….on to the numbers. The stats include Routt, Moffat, and Grand Counties from Realtors who are members of the Steamboat Springs BOR. As of January 2010, there are 2393 active listings from all categories, residential, land, commercial/industrial and business only. (as of 9/10/2010, 3PM). The average days on market (DOM) is 244.
Don’t lose me here….. The total listed (which is different from total active because of start date vs running total to date) is 2268. The number of sold units is 338. Average List Price is $651,145.00 and the Average Sold Price is $587,194.00 representing a 90.18% sale to list price ratio. Average DOM is 218.
Now, are you thinking….enough, already? There’s more! In examining the last 30 days and deleting anything that was outside of Routt County (sorry, Moffat and Grand Counties), here is the story: (the pending sales may have gone under contract well before the last 30 days, however.)
According to MLS sold properties, there were 53. In the price range of under $300K, 21 sales occurred and 30 are pending sales. From $300k to less than $600K, there were 16 sold listings and 44 pending sales. $600K to under $900K shows 8 sales and 8 pendings. Finally, $900K to $4million had 8 sales and 21 under contract! Notable is that of the pending sales, 14 are bank owned or short sales.
Finally, confirming what a moving target all of this is, 2 pendings converted to sales while I was analyzing the data! These 2, in particular, were contiguous land parcels listed at $1.995mil and $$2.395mil that sold for $1.4mil and $1.585mil, respectively.
