Steamboat Springs Real Estate Transactions May 30-June 5

$8,206,923 of whole ownership real estate sales closed in Steamboat Springs and the surrounding area this past week.  Another $1,084,548 in fractional and time share transactions closed, as well.

While we are finally seeing an uptick in total listings (1660) from early spring with 917 residential listings in all categories…ie single family, condo, ranch, townhome, mixed use, mobile, etc.;  pending sales have dropped to 124 pending transactions for the time being.  One thing, that low pending number is sure not to remain.

With Sellers ebullient from ongoing news of recovering markets, and Buyers doggedly determined to squeeze every ounce of value out of their offers, there is a sense of some “head butting” going on.  However, not all price categories have maintained an equlibrium between Sellers and Buyers.

Never has the meaning of what defines a market become more germane.  That is, a market is created at a price a Seller is willing to sell and  the Buyer is willing to pay.

Steamboat Springs Real Estate Transactions May 17-23

In keeping with an old Steamboat adage, “you come for the winters but stay for the summers”,  it has arrived.  The verdant nature of spring is finally apparent throughout Steamboat Springs and the Yampa Valley.

Again, condos/townhomes have top honors in the highest number of sales this past week with 6 units, while single family homes numbers were 3, and vacant land and lots coming alive with 5 lot sales, although 2 were a back and forth sale between 2 entities trading lots.

I swear, I blinked last Sunday and the leaves appeared in that moment that my eyes were closed.  Not that trees in all Steamboat Springs neighborhoods have totally leaved out, even now.  There’s something about that newly opened leaf green color that can only be replicated in nature!

Real estate sales in Steamboat Springs and Routt County remained robust this past week with over $8 million total dollar volume and over $7 million of which represented whole ownerships sales.  Condos and townhomes seem to be gaining traction with the majority of closings, 9 of the 16 total.  6 were single family homes, 1, commercial, and 4 of the total were bank owned.

Steamboat Springs Real Estate Sales May 3-9

Steamboat Springs real estate continues to post good gross sales numbers, with this week’s total just under $7 million in total sales and $6,317,400 of that representing whole ownership sales.

Interesting to note, with several million dollar plus sales closing in the past few weeks, the Steamboat Springs MLS reports only 4 properties pending over $1 million, and 7 pending in the $900k to 1 million range.  Also, those million dollar plus closings have reduced the average pending sale price to under $400K and the median to $298K with a total of 139 sales pending.

APRIL REAL ESTATE SUMMARY April 2013 saw significant moves in Steamboat Springs real estate. Most noteworthy was the median sales price for condos, townhomes and houses in the Steamboat vicinity increasing 21% when compared to April 2012. The number of sold residences also increased 26% while the total of new listings saw a 32% decrease. Also of significance, more condos were sold (23) than were new to market (21).
